4th Quarter 2016 Home Prices

Utah County single family home median sales prices saw a modest increase in the 4th quarter 2016. The median price rose 2.19% to stand at $280,000. While this was up on the year, it was off the peak of $296,000 seen on the 3rd quarter.

While other counties along the Wasatch Front saw fewer homes coming on the market, this was not the case for Utah County. In the 4th quarter new homes for sale listings rose 26.79%, while the number of homes sold rose 8.49%. This surge of new homes was probably one of the reasons home price appreciation  were not as strong as in other areas.

Even with the extra new home listings, the amount of time it took to sell a home improved, dropping 6.90% to stand at a median of 27 days.
