2nd Quarter 2012 Home Prices
The Salt Lake housing market recovery continued to bloom in the second quarter 2012, with the vast majority of zip codes seeing their median home price increase. A total of 26 zip codes returned an increased in value, with the areas of Holladay 84117 (up 30%), and Salt Lake City 84104 (up 27%) performing the best. Only 4 zip codes saw declines, and none of those experienced double digit falls. The area of Draper experienced the largest decline, dropping nearly 9%.
If we take a look at the whole of Salt Lake County the median home price increased a respectable 5.14% to $212,900, with 3011 homes sold (up 15.16%). Those homes that did sell were selling in half the time they were a year ago, taking a median of 35 days.
The outlook for the housing market is the most upbeat we have seen for a number of years. A tightening of the inventory level means that those buyers looking in the more trendy areas, are facing keen competition from other buyers, and because of this there are an increasing number of multi offer situations.
