3rd Quarter 2012 Home Prices
The third quarter 2012 saw home prices in Salt Lake County increase for the second quarter in a row. Home prices for a single family home increased 9.17% in the third quarter, to a median home price of $215,008 (prices based on sales of single family homes). The strong home sales number of 3007 homes sold resulted in the median home price increasing in all but 5 zip codes. The areas that experienced the biggest increases were 84111 (Salt Lake City) up 38.46%, 84104 (Salt Lake City) up 48.29% and 84044 (Magna) up 20.14%. These areas were boosted by the demand for entry level homes (these are some of the more modest priced areas) and the reintroduction of investors to the market.
The condominium real estate market which had been lagging behind that of single family homes also had an increase, with the median home price increasing 3.81% to $134,950. The number of condos sold in the quarter took a big jump up, with a 42.75% increase to 374 condos sold (when compared to 3rd quarter 2011). Condos were also selling faster at 52 CDOM (cumulative days on market), which is an improvement of 46.92%.
